Girlfriends Trip
The property was wonderful plus the owner/property management team were great to deal with. The only reason for the four star(vs five) rating is the impact of hurricane Helene which was beyond anyone’s control. For a few days we had no power and no running water.

The house easily met the needs of our growing family. Great layout with multiple options for sleep and play. Short walk to St Armand’s for restaurants and shopping. Short walk to the beach. Great trip!

Wonderful stay, everything we needed!
We loved this house for our family getaway! Had everything we needed and more. Lots of communal room to enjoy family meals and also room to spread out etc. Thanks for having us and look forward to next visit!

Enjoyed our family vacation.
Great house and location. Had a little trouble with pool heater but was fixed within a few hours. Home had a great layout and pool and screened in patio. Only comment would be better bath towels.

Fantastic!!!
Our stay at 470 Washington was fantastic!! We had a little trouble with the TV's at first, but after a couple of visits by repair techs, everything was fine. The weather was fantastic and the beach was beautiful and uncrowded! Everything about the house was great! The microwave was a little quirky, but we fingured it out! It was a very easy five minute walk to the beach as well as St. Armands. We plan to stay here again!

Great location and a nice home.
We enjoyed being so close to the circle and the beach. The house is a great house that requires some updating. The payment process and key pickup/drop up was a little inconvenient. Overall a great stay! The property manager Florida Vacation Rentals was helpful.

Beautiful Beach House
We had a lovely week in this beautiful beach house. The place was immaculate and so spacious. The online pictures do not even begin to show all the amenities and how gorgeous this property is. My husband and I enjoyed the privacy of the upstairs master suite. We walked to the circle for dinner every night and the beach is a 2 minute drive.We would stay again for sure.

Cannot recommend
Cannot recommend this rental. Terrible experience. Note that this listing is not managed by the owner and the owner seems far more interested in his payment than your enjoyment. Management does not have control. • No WIFI or use of TV (no cable service and no WIFI for streaming) for entire 7-day stay. • Unit not ready at check-in, housekeepers not following Covid guidelines stated in VRBO info. Very difficult and inconvenient check-in process. • Poor response to communications regarding check-in, WIFI and TV by rental agency. • Guests were notified mid-week that owner scheduled window cleaners on Thursday of our stay (cancelled after we complained). • Early morning wake-up with chainsaw trimming palm on ladder near bedroom (not routine yard work and no warning to expect them). • Beach supplies inadequate (3 camping chairs, 2 small chair attachment umbrellas, 1 beach chair). • Substantial deposit is required for pool to be heated. Rental agency would not provide information on a typical or range of costs. While the source of the internet problem was with the cable company, the agency was not able to do anything to help thus the rental was not as advertised. Some quests planned to work from the unit and had to cut short vacation over WIFI problems. Other guests were unable to view tennis competitions and or have access to any streaming/cable/TV. We were offered a very small amount of compensation after multiple conversations. The owner of the property likened the inconvenience to bad weather which he said was not promised. We would disagree and have no complaints for bad weather. On the other hand, WIFI and TV service, are stated as amenities and were not provided. We would not book a rental without these amenities. Refraining from unnecessary disturbances for house maintenance should go without saying. Simple lawn care would not be objected to. St. Armands and Lido are fantastic. We have visited many times. Go to the Crab and Fin for dinner!

Fit our family perfectly!
We take a vacation with our close friends, who are family, every summer. This house fit all of our needs perfectly. Two masters made life much easier and there was plenty of space for all of us, including 4 teenagers. The view was amazing and we enjoyed coffee every morning down by the water, watching the fish and a few manatees come by. The kitchen was well stocked and the grill worked great. Our only suggestions would be an extra refrigerator and some extra seating by the pool area that isn’t just lounge chairs. And the biggest suggestion is to add keyless entry. Having to drive to pick up and drop off keys was our only complaint. Other than that, we loved everything about the house and plan to book again!

July Vacation
We thoroughly enjoyed our vacation. The house was perfect for our group. We enjoyed the pool, and dock area was perfect for using paddle boards. The location of the house to the beach and shops of Armands Circle shops and restaurants allowed us to walk and ride bikes every where. The property manager was very responsive when we realized the dishwasher was not working and two other small problems. Perfect week!

Difficult to rate this property. Magnificent location. Three short blocks to beach. Two blocks from St Armands Circle, home to 150 bars, restaurants, ice cream, pastry shops, and small business clothing stores. No tee shirt/ novelty vendors to cheapen the experience. The pool deck and lanai area were huge. The dock on canal gave us plenty of wildlife viewing. Manatees, pelicans, dolphins passing by every day. We even had our very own egret come inside our pool area several times, basically eating out of our hands! Very nice landscaping. Unfortunately that is where to good review ends and the negative side has to be mentioned. You have to drive 20 minutes out of your way to pick up key, checking in, AND checking out, which adds to your trip back to airport. The whole house needs a facelift, and remodeling. Kitchen small, poorly equipped for cooking with almost no decent size pots, fry pans are Teflon all scratched, cabinets are old, stained inside and out, with one door off hinges. Off-white shag carpeting in bedrooms, that is well beyond off white, and very worn. The kitchen stools/chair cushions, the lanai dining chair cushions, and the lanai sofa cushions are all dirty, and badly stained. The BBQ is filthy, only half burners work, and it’s built in to a very tight corner. Very strange microwave. The motor comes on as soon as you open the door and remains on for a period of time after you remove your item. The closest store for any everyday item is Publix, over four miles up island. No convenience store any where, so if you need the simplest necessity (milk, toilet paper) you have to do the 8 mile round trip. Upstairs master bedroom has three sets of French doors, that blow open with wind, and one set can’t be locked. We had to push deck furniture up against it to keep it closed during the night. Tiny TV in that huge bedroom that sits in a built-in cabinet which is not facing bed and too far away to watch TV. This home needs a lot of TLC, and updating.

Spacious, Superb Home with Great Location
The home is as advertised. The dockside setting is amazing. It's well kept, clean and with all the comforts and amenities you need for a relaxing time, we all enjoyed the pool, spa and lounging on the pool deck. Sunset Heaven is well positioned being only a 7 minute walk to the beach and 2 minutes to St. Armands Circle. The owner and property management service were always available by e-mail or phone, and were very quick to respond. That makes a huge difference in a rental property. Hope to return some day.

Perfect spot
Loved this home! It is walking distance to St. Armand’s circle, tons of shopping and food. And we walked to the beach everyday! My daughter was in camp at Mote Aquarium, less than a 5 minute drive. Awesome! Very clean, very comfortable, beautiful home!

Beautiful and relaxing
This was our second stay in the house and it was amazing just as we expected! Our entire family joined us again this year. The house is so spacious and perfect for a multi family stay! Having your own pool is such a treat! Some of us are beach people and others are pool people so it makes for a perfect option for anyone! And there’s not enough that can be said for the shopping and food selection. Thanks again for a great vacation Charles!

Beautiful and spacious, great views and location
This house was amazing. I had looked at houses right in the beach, but i'm so glad I chose this house on the canal instead. It is right on the water, and the views and sound of the water is amazing. The canal is part of a manatee reserve and we saw manatees everyday. We rented kayaks for the week and the manatees would swim right up to our kayaks. We've been to this area several times, but staying at this house made for such a different, amazing vacation experience. I am so glad that we picked this house, you won't regret the choice. Even better than the pictures, it is spacious and luxurious. The upstairs master bathroom is amazing. We loved sitting on the Lanai and watching the sunset across the water. Only 3 blocks walk to Lido Key beach and 1 block to St. Armands circle. If you've never been to the area, St Armands is entire streets of famous dining and shopping, art stores, eclectic shops, ice cream and fudge shops, two only name a few. We love Lido beach more than Siesta or others in the area, not as crowded, same soft white sand, and a beautiful sand bar that allows you to walk further into the ocean while staying in shallowere water if you want to. Amazing, beautiful area, and this house is located perfectly for full access to all the things that you would want to do. If you choose this house you will not regret it.

Wonderful
We rented this home to celebrate my husband‘s 80th birthday. Our family of eight thoroughly enjoy this place. Plenty of room and the house was spotless. The location was perfect for walking to shopping, restaurants, and the beach. We had a wonderful week and we would return to this beautiful home.

Big and beautiful! Will definitely rent here again!
The house is beautiful and big!! Lots of room for a multi-generational family vaca! The pool is amazing too! It was so great having access to our own personal pool area. The kids could go swim whenever they wanted without the hassle of packing up and all that! And cannot say enough about the screened in lanai! We enjoyed almost every meal out there! The location of the home is perfect. Literally can walk everywhere! The beach, dinner, shops ...you name it! And I cannot forget to mention the Manatees!!! What an amazing treat! Those animals are so majestic! The kids just feel in love with them!! We sat and watched them every morning while having coffee. If I had anything slightly negative to say...I think the grill is poorly placed in the patio area. Seems to be a little cramped in the corner when trying to use it. And maybe providing some tiki torches/citronella candles during the mosquito months would be super helpful! Other than that the place is amazing! We had a wonderful time with our kids and grand children! Honestly can't wait to go back!!

Great location! Quick walk to restaurants and beach. Fabulous pool, screened in porch and view!
We had a great time with 8 people in this fantastic house. Our favorite part was the pool and the large screened in porch. The view was spectacular of the canal and we enjoyed seeing the manatees which would come right up to the dock. We also loved the quick walk to the great restaurants, shopping and ice cream shops. Walk to beach was quick too and you didn't have to worry about parking. The house is beautiful. Could use a little updating but by no means deterred from our stay. The setting was very peaceful and quiet even though St Armand's Circle hustle and bustle is literally steps away. Highly recommend this house.
