Not a bad spot for a few days. Having a parking spot in this part of Newport is a major plus. Place is small, but if you spend your days on the beach you don't need a lot of room. Place as hot at night (85`). This place really needs to come with a floor fan or two to push the ocean breeze back to the rooms. One bed had a bunch of sand in it when we showed up. Sheets looked washed and folded, so I'm guessing the sand came after that. You are so close to the beach that sand is everywhere, we just dealt with it. The neighborhood is very nice, but it gets loud at night because you have to have all the windows open in the summer so you hear everyone yelling or playing music while cruising by the beach boardwalk. The neighbors were having a good shouting match that woke us up. If this place had a floor fan, we could have gotten the temp down enough to shut the windows late at night. Garage space was nice and the outside shower was a nice spot to clean off. The bikes were a great touch IF THEY WORKED, as we always go for rides when in Newport. Two of the 4 bikes were in bad shape. The handle bar on one of them was so loose that I almost went ass over tea kettle when I mounted the bike. Kids had a laugh, but I did not feel like a trip to the E.R. The other bike was really rusted and hard to peddle. I had to turn back after a mile to get another bike, as I was running out of gas pushing a rusted bike around. Kitchen pans need an upgrade too, they were really scratched and worn.
